Q4-2009 Calgary Investment Cycle Review - Interim ReportRutherford International’s Commercial Real Estate Investment Cycle Survey is designed to highlight senior executive opinion on the "direction" of investment fundamentals and volume of transaction activity. The survey questionnaire was directed to active investment executives within the Owner/Developer/Lender/Service sectors of the commercial real estate industry throughout major North American, European, Asian and BRIC cities. It may seem unusual for a real estate executive search firm to be conducting a survey of this type, as it would appear to have little to do with human resources. However, we belive that as important as it is to understand where we are in a market cycle for an asset management strategy, it's equally important in human resource and career planning.
For example, the attributes, character and experience required in a rising market are quite different to that of declining real estate market. If the market is correcting on the 'downside' of the investment cycle slope, then skills in asset management, leasing, operations, tenant retention, collections are critical attributes to have within an organization; along with optimism and creativity to take advantage of "Unrecognized Trend" once the bottom has been reached.
This survey result is preliminary pending completion of the data collection on December 15th. The final report will be published by January 1, 2010.
